WeWork Opening Build-To-Suit, 32K SF Space On H Street This Summer
WeWork is preparing to open its first Northeast DC location on the H Street corridor.
The co-working provider inked a deal with Insight Property Group to open a 32K SF space at 810 7th St. NE, adjacent to The Apollo apartment building. WeWork is already promoting the space on its website and plans to open it July 1.
“WeWork Apollo is a reimagining of the historic community movie theater,” the website reads. “The design of this location offers your team the same sense of luxury and wonder as a classic theater, plus the perks of modern office space. With a ground-level entrance and sunlight-flooded floors with 18-foot ceilings, space is decorated with custom murals and vibrant local artworks throughout its private offices, conference rooms, and common areas.”
The three-story build-to-suit building WeWork will occupy has a private roof deck and its second floor connects to the main Apollo building. The 431-unit apartment building delivered in November and is anchored by a Whole Foods, one of the selling points on WeWork’s website.
It was reported in April 2015 that WeWork was looking at this H Street location, but the company has since kept quiet about closing the deal and building out space. It has had four building permits issued in the last month for office build-out, plumbing, electricity and air conditioning.
After a flurry of deals in 2016, this is the first new DC co-working location WeWork has announced since November, when it signed a 69K SF lease at 80 M St. SE. Some market experts saw this as a sign the co-working leader was taking a pause on new leasing while it worked to fill the huge supply of space it delivered last year. With this lease, it resumes its DC growth by breaking into another booming neighborhood, the H Street Corridor, following its entrance into the red-hot Capitol Riverfront.
